Lodging Partners provides hotel brokerage services that are tailored to each client’s wants and needs. After clearly understanding our client’s objectives, we customize marketing programs – from quiet, private and highly confidential sale arrangements to widely-marketed e-marketing and web-based campaigns.

While our marketing delivery system may vary from client to client, many of the structural components are similar:

Preliminary Asset Review – We closely inspect every property that we sell to examine its condition, amenities, competitive advantages, and location. We also consider other issues such as the availability of hotel financing, economic conditions, and barriers to entry to help determine the sales strategy. It is important that we understand the property’s full potential to effectively convey and script “the story” to prospective buyers.

Pinpoint Prospects – We carefully establish a target list of purchasers from our proprietary database. Depending upon the objectives or the marketing plan, this target list can range from a short list of ten (private sale approach) to an expansive list of literally thousands (maximum exposure approach).

Professional Marketing Materials – Property Brochures and Offering Memorandums are developed to showcase the property and communicate the investment opportunities. Our on-line marketing channels afford us the flexibility to control access to property information at various levels of security.

Web-enabled Property Data – A dedicated property website is developed for each property. The property website is also linked to a password-protected due diligence website that warehouses all critical review documents. We work with each client to determine the level of confidentiality required at various phases of the marketing process.

Personal Contact – While we do extensive e-marketing campaigns, there is nothing more effective than a personal touch. All of our marketing assignments involve some level of personal solicitation to a select group of individuals that we deem to be the most qualified purchasers.

24-7 Watchdogs – Anyone who has closed a real estate deal knows that the period between contract and closing can be volatile. We do our best to ensure that our deals close at the terms promised in the contract by closely monitoring all steps during the due diligence period.

Strategic Acquisition Services


Lodging Partners offers a targeted hotel acquisition program that is unique to the industry. Our program quickly and efficiently identifies acquisition targets that fit specific criteria and helps investors avoid spending valuable time pursuing the wrong properties.

Most importantly, our strategic acquisition services are proactive. Simply reacting to properties currently on the market and other brokered deals provides a path to a retail bidding environment.

We provide a structured acquisition program that filters for the proper criteria and yields the ideal target list, thereby creating the opportunity to negotiate the best possible price.

Determine Acquisition Objectives - We meet with our client to determine their specific acquisition objectives.

Develop Custom-Tailored Target List - Lodging Partners maintains a database of 50,000+ hotels. Each hotel file contains a myriad of data enabling us to sort and filter any number of criteria.

For example, we were retained by a national hotel chain to identify specific brands that were readily convertible to their brand. As a first cut, we filtered for those brands (and hotels that were formerly flagged as those brands) based upon age, size, geographic location, and franchise expiration.

The second cut to the list was based upon the location of the target acquisitions and their proximity to corporate and franchise properties. By geo-coding the entire U.S. hotel universe, we can map a target list against other hotel brands, against certain demand generators such as universities, airports, army bases or just about anything else.

Qualify Potential Sellers - Once the target list has been generated, we contact owners to determine their level of interest and to surface all possible opportunities. This involves thoroughly understanding our client’s company and objectives and successfully engaging potential sellers. Our effectiveness is based upon our professional experience honed by years of networking in hotel brokerage and franchise sales.

Negotiate The Purchase - We work hand-in-hand with our clients to collect and analyze all materials necessary to submit an offer. We facilitate the negotiations and remain active through closing.

Hotel Asset Services For Lenders


Lodging Partners can provide a “Broker’s Opinion of Value” (BOV) to any lender that may be faced with a potential loan default situation. Our opinions of value combine our industry expertise with traditional appraisal methods, including the income approach and comparable sales approaches to value. Our BOV’s temper textbook theories with front line experience to produce real world value expectations.

In addition to the BOV, we provide professional guidance to lenders regarding receivership, interim management, franchise issues, loan modifications, and a host of other critical asset and loan management decisions.
