Investment Overview

Lodging Partners, LLC is pleased to present the fee simple interest in two adjacent hotels in Boone, North Carolina: the 77-room La Quinta Inn & Suites by Wyndham Boone University and the 82-room Sleep Inn Boone University Area. Offered together as a 159-room portfolio, the Hotels share a single 4.49-acre site on Highway 105 Extension, less than one mile from the Appalachian State University campus.

The Portfolio benefits from year-round demand anchored by App State, which enrolls approximately 21,800 students, and from four-season tourism in the Blue Ridge Mountains, including summer leisure travel, fall color, college athletics, and winter ski traffic. Boone’s mountain topography, limited developable land, and demanding entitlement process create high barriers to new hotel supply.

This offering presents investors with the rare opportunity to acquire two award-recognized, well-maintained hotels, including the market’s leading select-service hotel, with upside through shared operating efficiencies across two adjacent buildings, new ancillary revenue, brand flexibility, and the potential to combine and reposition the Hotels as a larger, upscale, university-oriented product.

La Quinta Inn & Suites By Wyndham Boone University

Constructed in 2008, the La Quinta is a 77-room, three-story, interior-corridor hotel containing approximately 44,000 square feet above grade, plus a finished lower level with elevator access. Originally custom built as a country-inn style hotel, the property offers a warmer, more residential character than a typical select-service hotel, highlighted by a lobby with a stacked-stone fireplace and a natural wood patio that wraps the building.

Guest rooms include 14 King rooms, 33 Double Queen rooms, 7 King Suites, 7 Double Queen Suites, 10 King Suites with Sofa, and 6 Corner Fireplace Suites. The suite-rich mix, with 30 suites in total, is a genuine differentiator in the Boone market. Hotel amenities include complimentary hot breakfast, an indoor pool and hot tub fully refurbished in 2024, a fitness center, approximately 1,730 square feet of renovated, divisible meeting space accommodating up to 90 guests theatre-style, a business center, guest laundry, EV charging, high-speed fiber internet with speeds up to 2 gigabits, and pet-friendly accommodations.

Sleep Inn Boone University Area

Constructed in 2007, the Sleep Inn is an 82-room, three-story, interior-corridor hotel containing 37,913 square feet. The wood-frame building is fully sprinklered and features an efficient layout and a new metal roof with a 30- to 40-year warranty.

Guest rooms include 24 King rooms, all with walk-in showers, and 58 Double Queen rooms. In-room amenities include flat-screen televisions, microwave, refrigerator, and coffee maker. Hotel amenities include complimentary hot breakfast, a heated outdoor pool fully refurbished in 2025, guest laundry, and high-speed fiber internet with speeds up to 2 gigabits. The Hotel’s university-adjacent location is underscored by its recent two-year, full-building lease to Appalachian State University for student housing at 100% occupancy.

Location

The Hotels front Highway 105 Extension, one of Boone’s busiest retail and lodging corridors, minutes from downtown Boone and King Street and with convenient access to US Highways 221, 321, and 421. Boone is approximately two hours from Charlotte and is also served by the Piedmont Triad and the Tri-Cities region of Tennessee. Nearby attractions include the Blue Ridge Parkway, Grandfather Mountain, Tweetsie Railroad, Hawksnest snow tubing, and the Appalachian Ski Mountain, Sugar Mountain, and Beech Mountain ski resorts.

Upside Potential

Ownership has operated both hotels with an emphasis on superior quality and property condition. A new owner can maintain that quality while lowering expenses through a leaner staffing plan and shared labor across the two adjacent hotels, and can add ancillary revenue, such as pet fees and other guest charges, that current ownership elected not to implement. The Hotels can be re-flagged individually, with the La Quinta a natural candidate for Undergraduate by Hilton and the Sleep Inn well suited to brands such as Best Western Plus or Spark by Hilton, or combined and repositioned into a larger, upscale, university-oriented product under a brand such as The Graduate by Hilton, Tribute Portfolio, or Tapestry Collection.

Market Summary

Boone is the seat of Watauga County and the hub of North Carolina’s High Country. Appalachian State University, a member of the University of North Carolina System, enrolls approximately 21,800 students and received a Research 2 (R2) designation from the Carnegie Classification in 2025. The university drives consistent lodging demand across the full academic calendar, including move-in and graduation, campus visits, parents’ weekends, conferences, and camps. Home football Saturdays at Kidd Brewer Stadium, home of the Sun Belt Conference’s Mountaineers, create some of the strongest compression nights in the market.

Leisure demand is equally compelling. The High Country draws visitors year-round for the Blue Ridge Parkway, hiking, fishing, whitewater rafting, fall foliage, and three nearby ski resorts. Travel + Leisure named Boone the 2025 Best Small Mountain Town in the U.S., and Southern Living named Boone the one place everyone should visit in North Carolina in 2026.

New hotel supply remains constrained by the region’s steep terrain, scarce developable land, and demanding entitlement environment, protecting existing hotels from new competition and supporting long-term market stability.
