The Property has been maintained in accordance with brand standards. Guest rooms include 59 Double Queen rooms, 14 King rooms, and 6 Handicap Accessible Double Queen rooms.

Hotel Amenities – In-room amenities include 50-inch flat panel televisions, microwave, refrigerator, coffee maker, work desk, in-room safe, hair dryer, iron and ironing board, and USB charging ports. Hotel amenities include complimentary hot breakfast, free WiFi, seasonal outdoor pool, guest laundry facilities, and a business center.

Leased Restaurant Income – The on-site restaurant space is estimated at approximately 2,350 square feet based on preliminary measurements and is currently operating as AARIV Indian Cuisine. The lease provides approximately five years of remaining term with scheduled annual rental increases, creating a predictable supplemental income stream. The lease features increasing contractual rent with a 53.3% escalation over the initial five-year term.
