Ford C. Barton

Ford C. Barton is a 37-year hotel industry veteran, including more than 24 years at the executive level with Marriott Hotels, Manor Care Hotels / Sunburst Hospitality, and Choice Hotels International. Mr. Barton has acted in hundreds of hotel transactions, and his multi-dimensional experience includes senior level real estate acquisition and disposition, asset management, franchise development, and new project development.  Mr. Barton was named Hotel Broker’s International 2022 Broker of the Year.

Mr. Barton’s hospitality real estate experience includes single asset and portfolio acquisitions, sales, and franchise development in the select and full-service market segments. During his accomplished career, Mr. Barton has acted in hundreds of hotel transactions with an aggregate value exceeding $2.3 billion, and he has extensive experience in hotel dispositions resulting from and related to bankruptcy, foreclosure, short-sales, auctions, and traditional market sales. Mr. Barton has approximately $595 Million in recent hotel sales across most major hotel brands, including: Marriott, Hilton, IHG, Choice Hotels, Best Western, Wyndham, Radisson Hotel Group, and independently flagged properties.

His multi-dimensional experience includes senior-level real estate acquisition and disposition, asset management, franchise development, and new project development. Mr. Barton’s experience in hotel acquisition and franchising has been evidenced by his participation in over 800 property transactions involving independent and franchised hotels, land sites and other forms of commercial real estate. He has also owned, operated and developed hotels, and he truly understands the perspective of owners, franchisors, management companies and lenders from his experience as an owner.

Mr. Barton spent 10 years with Choice Hotels International, one of the world’s largest hotel franchisors. As the Regional Vice President responsible for developing their select service brands throughout the Mid-Atlantic, he recorded the highest growth and production in Choice’s history and held all of Choice’s top sales records for ten consecutive years.

Prior to his time with Choice Hotels International, Mr. Barton held executive level positions overseeing the acquisitions and development for Sunburst Hospitality Corporation, a New York Stock Exchange company and a spin-off company of Choice Hotels International and Manor Care, Inc. While at Sunburst Hospitality and its predecessor, Mr. Barton was responsible for all of the company’s acquisition and development activities in the Southeast and Mid-Atlantic regions, which included more than 30 hotel acquisitions and development projects.

Erin Zitelli-Davis

Erin Zitelli-Davis has worked with hotel developers and operators for 10 years and specializes in hotel brokerage, site selection, and development. She has completed nearly $100 million in lease transactions and has closed over $50 million in land transaction sales. Erin has negotiated terms and pricing for complex land transactions ranging from $3 – $12 million in value, and she assists in multiple aspects of the development process including acquisition, zoning/entitlements, design, and permitting.

Erin’s strong relationships with hotel owners, operators, investors, lenders, master developers, architects, asset managers, and other industry professionals has been integral to her success. In addition, she has developed relationships across the major hotel brands, including Marriott, Hilton, Hyatt, IHG, Choice, and several boutique branded hotels.

Ms. Zitelli-Davis began her commercial real estate career nearly a decade ago and quickly found her niche in hospitality. Erin recently joined Lodging Partners, integrating her knowledge of hotels with her background as a business owner and as a marketing and sales professional.

Prior to her brokerage career, Erin created, developed, operated and sold FunkyTown Parties, a unique party venue for teens and children. Her experience as a business owner fuels her passion for working with hotel owners on the purchase and sale of their businesses.
