Our program quickly and efficiently identifies acquisition targets that fit specific criteria and helps investors avoid spending valuable time pursuing the wrong properties. Most importantly, our strategic acquisition services are proactive. Simply reacting to properties currently on the market and other brokered deals provides a path to a retail bidding environment. We provide a structured acquisition program that filters for the proper criteria and yields the ideal target list, thereby creating the opportunity to negotiate the best possible price.

We meet with our client to determine their specific acquisition objectives.

Lodging Partners maintains a database of 62,500+ hotels. Each hotel file contains a myriad of data enabling us to sort and filter any number of criteria.

For example, we were retained by a national hotel chain to identify specific brands that were readily convertible to their brand. As a first cut, we filtered for those brands (and hotels that were formerly flagged as those brands) based upon age, size, geographic location, and franchise expiration.

The second cut to the list was based upon the location of the target acquisitions and their proximity to corporate and franchise properties. By geo-coding the entire U.S. hotel universe, we can map a target list against other hotel brands, against certain demand generators such as universities, airports, army bases, or just about anything else.

Once the target list has been generated, we contact owners to determine their level of interest and to surface all possible opportunities. This involves thoroughly understanding our client’s company and objectives and successfully engaging potential sellers. Our effectiveness is based upon our professional experience honed by years of networking in hotel brokerage and franchise sales.

We work hand-in-hand with our clients to collect and analyze all materials necessary to submit an offer. We facilitate the negotiations and remain active through closing.
